Project background

The Port of Seattle and the Washington State Department of Commerce have committed a combined $33 million to the renovation of the landmark Ship Supply building at Fishermen’s Terminal. Built in 1914, the Ship Supply Building is the oldest property in the Port of Seattle’s portfolio.

In 2001, the building was damaged by the Nisqually earthquake and closed. For over a decade, the future of this historic building was uncertain.

In 2014, the Port of Seattle engaged Miller Hull to design the renovation of the building to conform to the Living Building Challenge, the highest sustainable building standard in the world. In 2023, the building’s design won silver at the Holcim Awards for North America.

Throughout the design process, the Port has worked hand in hand with Maritime Blue, and in 2025, Maritime Blue signed a 10-year lease to be the anchor tenant and operator of the Center, cementing our commitment to propel our region to excellence in the blue economy.

What is the Living Building Challenge?

The Maritime Innovation Center is set to open in Summer 2026. With seven, Class A waterfront offices available for rent, co-working space, a classroom, and event capacity for 200+, the Maritime Innovation Center will be the Pacific Northwest’s beacon for the Blue Economy.
